1. Booking & Payment

By completing a booking with Inkersall Cabins you are entering into a binding agreement with us and accepting these Terms & Conditions in full.

Full payment is required at the time of booking to secure your reservation. Your booking is not confirmed until payment has been received and you have been issued a booking confirmation reference by email.

2. Check-In & Check-Out

Check-in is from 16:00 on your arrival date. Check-out is by 11:00 on your departure date. Early check-in or late check-out cannot be guaranteed and must be arranged in advance. Failure to vacate by 11:00 may result in an additional charge.

3. Cancellation Policy

We understand that plans can change. Our cancellation policy is as follows:

• 14 or more days before arrivalfull refund issued to your original payment method within 5–10 working days.
• Less than 14 days before arrivalno refund is available. We strongly recommend that guests take out appropriate travel insurance to cover unforeseen cancellations.

Cancellations must be submitted in writing by email. The cancellation date is the date we receive your written notification.

In the unlikely event that we need to cancel your booking, you will receive a full refund. We will not be liable for any additional costs incurred as a result of such cancellation.

4. Occupancy

The cabins must not be occupied by more guests than stated at the time of booking. Exceeding the stated occupancy is a breach of these Terms & Conditions and may result in immediate termination of your stay without refund.

5. Property Rules

To ensure all guests enjoy a peaceful and comfortable stay, the following rules apply at all times:

• No smoking — Smoking and vaping are strictly prohibited inside the cabins and within the immediate surrounding areas. Any evidence of smoking inside a cabin will result in a deep-cleaning charge being invoiced to the guest.
• No pets — Pets of any kind are not permitted on the property.
• No parties or events — The cabins are for residential short stays only. Parties, events, and gatherings beyond the booked occupancy are strictly prohibited. We reserve the right to terminate any booking without refund if this rule is breached.
• Noise & neighbours — Please be respectful of other guests and the surrounding farm. We ask that noise is kept to a reasonable level after 22:00.

6. Log Burner

Each cabin is equipped with a log burner for your comfort and enjoyment. Please read the operating instructions provided in the cabin before use and follow them at all times.

Logs and kindling are available to purchase on site. Only logs supplied or approved by us may be burned. Guests must not burn household waste, cardboard, treated wood, coal, or any other unauthorised materials in the log burner as this is a fire hazard and may damage the appliance.

Guests are responsible for using the log burner safely and sensibly. Never leave the log burner unattended while lit and ensure it is fully extinguished before leaving the cabin or retiring for the night. The ash drawer must not be emptied by guests — please leave this for our team.

Any damage to the log burner or surrounding area caused by misuse will be the guest's liability and may result in an additional charge.

Inkersall Cabins accepts no responsibility for injury or damage resulting from failure to follow the provided operating instructions.

7. Care of the Property

Guests are responsible for leaving the cabin in a clean and tidy condition. You are liable for any damage caused during your stay beyond normal wear and tear. Any damage must be reported to us before check-out. We reserve the right to invoice guests for the cost of repair or replacement where damage is identified.

8. Liability

Inkersall Cabins accepts no liability for loss, theft, or damage to guests' personal belongings during their stay. Guests use the property and its facilities at their own risk. We accept no responsibility for any injury, accident, or illness occurring on the property unless directly caused by our negligence.

9. Access

We reserve the right to access the cabin during your stay in the event of an emergency or where maintenance is required. We will provide reasonable notice wherever possible.

10. Governing Law

These Terms & Conditions are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from your booking shall be subject to the exclusive jurisdiction of the courts of England and Wales.
